Condo and co-op renovation in NYC
We know what boards and managing agents ask for, and we prepare it before they ask.

Co-op and condo renovations in New York start with the alteration agreement: the board’s approval of plans, the contractor’s insurance certificates and license, deposits, work hours and rules such as wet-over-dry. MCG Corp prepares the contractor’s side of that package and keeps the work inside the rules, which is what gets approvals through.
Condo and co-op renovation with MCG Corp
Boards are not trying to stop your renovation. They are protecting the building and the neighbors, and they approve contractors who make that easy. Clients have told us we were “totally prepared to handle all the co-op’s special requests,” and that we “dealt diligently and patiently with our stringent condo board and all the paperwork required.”
The practical difference between a co-op and a condo is how much control the board keeps. Co-op boards tend to review more and approve more slowly; condo boards tend to focus on insurance, hours and anything touching shared systems. Both get the same preparation from us.
What this covers
- Alteration agreement scope and schedule
- Insurance certificates in the building’s format
- Coordination with the building’s architect and engineer
- Wet-over-dry review before design is final
- Work inside approved hours with protected common areas
- Close-out paperwork for the managing agent
What New York adds to the job
Wet-over-dry
Kitchens and bathrooms generally cannot sit over a neighbor’s living or sleeping space. We check the unit below before you fall in love with a layout.
Work hours and deposits
Most buildings allow work on weekdays only, inside set hours, and hold a damage deposit. We schedule around both.
Shared systems
Risers, sprinklers and building-wide electrical are the building’s. Any tie-in is coordinated with the super and approved first.
How a project runs
-
Walkthrough and estimate
Billy visits, measures and asks what you want the space to do. You receive an itemized written estimate, not a ballpark.
-
Approvals and planning
Board package, landlord consent and any DOB filing are prepared and submitted. Materials with long lead times are ordered.
-
Construction
Work runs inside your building’s hours with common areas protected and the site cleaned daily. You get updates without having to chase them.
-
Inspections and walkthrough
Required inspections are passed, the punch list is closed with you, and the building receives its close-out paperwork.
What clients wrote on Google
5.0 from 97 Google reviewsBilly and team are absolutely incredible. They helped us transform our apartment from something generic into something spectacular, assembling an all-star team for electrical work, stonework, painting, and tiling. They dealt diligently and patiently with our stringent condo board and all the paperwork required.
Billy and his team did my full apartment renovation on 95th St between Amsterdam Ave and Broadway. Their service was absolutely outstanding from start to finish. I am very happy to recommend MCG to others.
Billy Loka and his crew were beyond expectations. A complete gut renovation in 3 months is unheard of. He was always available and on top of every aspect of the job. He gave me advice which led to a perfect experience and a home we're proud to live in.
Condo and co-op renovation questions
What is an alteration agreement?
A contract between you and your co-op or condo setting the terms of your renovation: what you may change, who does the work, insurance required, deposits, hours and how the work is approved and closed out.
What insurance do co-op boards require from contractors?
Typically general liability and workers’ compensation, with the building and its managing agent named as additional insured, at limits set in the alteration agreement. We supply certificates to match.
What does wet-over-dry mean?
A building rule that kitchens and bathrooms (wet areas) may not be placed over a neighbor’s dry living space, because a leak would damage it. It limits where kitchens and bathrooms can move.
