Billy Loka walks every space before pricing it, writes the estimate himself and is the number you call while the work is under way. He has spent close to fifteen years in New York renovation. Electricians, plumbers, stone fabricators, tile setters and painters work under our contract, so you have one schedule and one person accountable for it.
Clients mention the same things in their reviews: that he answers, that the crew turns up when he says it will, that the site is clean when they leave. What we will and will not do
We will tell you when your building will not allow what you want, before you pay a designer to draw it. We will show you what we find inside a wall and price it in writing before fixing it. We will not start work in a co-op or condo before the board has approved it.

Walkthrough and estimate
Billy visits, measures and asks what you want the space to do. You receive an itemized written estimate, not a ballpark.

Approvals and planning
Board package, landlord consent and any DOB filing are prepared and submitted. Materials with long lead times are ordered.

Construction
Work runs inside your building’s hours with common areas protected and the site cleaned daily. You get updates without having to chase them.

Inspections and walkthrough
Required inspections are passed, the punch list is closed with you, and the building receives its close-out paperwork.
