Apartment renovation and remodeling in Manhattan
New layouts, kitchens, bathrooms, floors and finishes for prewar and postwar Manhattan apartments, room by room or all at once, under one contract.
5.0 from 28 Google reviewsIn short
Renovating an NYC apartment is as much about approvals as construction. The board signs off the plans, insurance certificates go to the managing agent, a DOB filing covers any wall, plumbing or gas changes, and the work fits the building’s hours. MCG Corp runs that sequence so the construction can start on a fixed date.
Apartment renovation with MCG Corp
An apartment renovation touches every trade at once: demolition, framing, plumbing, electrical, plaster, tile, millwork, floors and paint. Coordinating them in one unit, with neighbors on every side, is the job.
We have renovated whole apartments on the Upper West Side, including a full renovation on West 95th Street, and gutted a 1,400 square foot unit for a client who wrote that we “turned it to a masterpiece.” The process is the same at any size: approvals first, then a schedule we keep.
What this covers
- Full apartment remodels, room by room or all at once
- New layouts, walls and doorways
- Kitchens and bathrooms in one project
- Hardwood floors, plaster repair and painting
- Electrical and lighting upgrades
- Restoration after leaks and water damage
What New York adds to the job
The alteration agreement
Co-ops and condos set the rules for your renovation in an alteration agreement: approved hours, deposits, insurance, and which drawings they need. We read it with you before pricing.
Insurance certificates
Managing agents ask contractors for certificates naming the building and agent as additional insured. We supply them in the building’s required form.
Neighbors and common areas
Elevators are padded, hallways protected and noise kept to permitted hours. Buildings remember contractors who make their lives harder.
What decides the cost of apartment renovation in New York
Every job is priced from an itemized written estimate after a site visit. These are the things that move the number most.
Size and number of rooms
Square footage, and how many kitchens and bathrooms are included, set the base of the estimate.
Prewar or postwar
Prewar plaster, old risers and uneven floors take more work than postwar drywall and newer systems.
Building requirements
Architect review, insurance limits, deposits and permitted hours vary by building and affect the schedule.
Living in or moving out
Working around occupants means sealing rooms and phasing, which takes longer than an empty apartment.
How a project runs
Walkthrough and estimate
Billy visits, measures and asks what you want the space to do. You receive an itemized written estimate, not a ballpark.
Approvals and planning
Board package, landlord consent and any DOB filing are prepared and submitted. Materials with long lead times are ordered.
Construction
Work runs inside your building’s hours with common areas protected and the site cleaned daily. You get updates without having to chase them.
Inspections and walkthrough
Required inspections are passed, the punch list is closed with you, and the building receives its close-out paperwork.
What clients wrote on Google
5.0 from 28 Google reviewsBilly and team are absolutely incredible. They helped us transform our apartment from something generic into something spectacular, assembling an all-star team for electrical work, stonework, painting, and tiling. They dealt diligently and patiently with our stringent condo board and all the paperwork required.
Billy and his team did my full apartment renovation on 95th St between Amsterdam Ave and Broadway. Their service was absolutely outstanding from start to finish. I am very happy to recommend MCG to others.
Billy Loka and his crew were beyond expectations. A complete gut renovation in 3 months is unheard of. He was always available and on top of every aspect of the job. He gave me advice which led to a perfect experience and a home we're proud to live in.
Apartment renovation questions
Can you renovate an apartment in NYC without board approval?
Not in a co-op or condo. Almost every building requires its approval before work starts, and many require plans reviewed by the building’s architect. Rentals need the landlord’s written consent.
How long does a full apartment renovation take?
A full gut renovation commonly takes a few months of construction after approvals. One client wrote that our complete gut renovation in three months was “unheard of.” Approvals add time before that, which is why we start them first.
Can I renovate my apartment in phases?
Yes. Many owners do the kitchen and bathrooms first and the rest later. Each phase needs its own board approval in most buildings, so it pays to plan the whole apartment once and build it in stages.
Which rooms should I renovate first?
Kitchens and bathrooms, because they carry the plumbing, electrical and board approvals. Floors and paint go last so nothing new gets damaged.
