5.0 from 28 Google reviewsIn short
Commercial renovation in New York has three clocks running: your lease and opening date, the landlord’s approval process, and the DOB filings the work needs. MCG Corp plans the job around all three and phases the work so the business keeps running where it has to.
Commercial renovation with MCG Corp
We take on commercial work of every kind in New York City: a restaurant built out from a vacant shell, an office fitted out under a tenant improvement allowance, a medical or dental suite, a store refit, a gym rebuilt. The constraints are the same every time: the lease, the landlord, the filings and the date you need to open.
One gym owner hired us when cracked floor joists put his business on hold. We replaced them and he was open again quickly. That is the kind of problem we are good at.

What New York adds to the job
Landlord approval
Commercial leases set what you may change and who must approve it. We supply the scope, schedule and insurance the landlord asks for.
Filed work
Layout and system changes in commercial spaces generally need DOB filings through an architect or engineer.
Working around you
Noisy work after hours or in phases, so the space stays usable.
What decides the cost of commercial renovation in New York
Every job is priced from an itemized written estimate after a site visit. These are the things that move the number most.
Shell or second-generation space
A vacant shell needs everything built; a space that was already a restaurant or office may reuse systems.
Change of use
Turning retail into a restaurant, or an office into a medical suite, brings new code requirements and filings.
Mechanical, electrical and plumbing
Ventilation, power and plumbing are usually the largest share of a commercial build-out.
Schedule and access
After-hours work, phasing and building rules on freight and noise all affect the price.
How a project runs
Walkthrough and estimate
Billy visits, measures and asks what you want the space to do. You receive an itemized written estimate, not a ballpark.
Approvals and planning
Board package, landlord consent and any DOB filing are prepared and submitted. Materials with long lead times are ordered.
Construction
Work runs inside your building’s hours with common areas protected and the site cleaned daily. You get updates without having to chase them.
Inspections and walkthrough
Required inspections are passed, the punch list is closed with you, and the building receives its close-out paperwork.
What clients wrote on Google
5.0 from 28 Google reviewsBilly did a phenomenal job on my gym. We had a structural issue where the foundational joists were cracked and needed to be replaced. Billy and his amazing team got everything done within a quick time span, exceeding all expectations. Now my gym is up and running.
Billy and his team did excellent work. They kept us apprised of how the work was going and asked questions of us regularly. Reasonable price. I would strongly recommend them and will be using them again if further projects arise.
Billy and team are absolutely incredible. They helped us transform our apartment from something generic into something spectacular, assembling an all-star team for electrical work, stonework, painting, and tiling. They dealt diligently and patiently with our stringent condo board and all the paperwork required.
Commercial renovation questions
Can you renovate while my business stays open?
Often, by phasing the work and doing noisy tasks outside business hours. Some projects, such as a full floor replacement, need a short closure; we plan it with you.
Do commercial renovations in NYC need permits?
Most do once walls, plumbing, electrical or ventilation change. The filing is made by a registered architect or engineer, and the landlord usually reviews it first.
Do you build out from a vacant shell?
Yes. We build restaurants, offices, stores and medical suites from shell, working from your architect’s drawings, and we can recommend an architect if you need one.
What is a second-generation space?
A space already fitted out for a similar use, such as a former restaurant with a hood and grease trap in place. Reusing what works can save time and money; we check it before you sign the lease if we can.
Can you work from my architect’s drawings?
Yes. Most commercial jobs come with drawings from the tenant’s or landlord’s architect. We price from them, flag gaps before work starts, and build to them.
