Gut Renovation Cost in NYC: Per Square Foot Ranges and Hidden Costs

A gut renovation takes an apartment or house back to the structure and rebuilds it: new layout, wiring, plumbing, kitchen, bathrooms and finishes. In New York City it is usually quoted per square foot, and the range is wide. This guide sets out the published per-square-foot ranges, the costs that sit outside a contractor’s quote, and what decides where your project lands.
These are market figures from published guides, not MCG Corp prices. Your number comes from an itemized written estimate after a site visit.
Published per-square-foot ranges for NYC renovations
Havard Cooper, a New York architecture firm, publishes an apartment renovation estimator with three tiers:
| Tier | What it covers | Range per sq ft |
|---|---|---|
| Cosmetic refresh | Finishes, paint, fixtures | $150 – $250 |
| Full renovation | Kitchens, bathrooms and finishes, some layout change | $250 – $450 |
| High-end gut renovation | Down to the studs, new systems, premium materials, custom millwork | $500 and up |
An older Prevu guide quoted $100 to $200 per square foot for a gut renovation with cost-effective materials, rising to $300 and above. Costs have risen since it was written, so treat it as a floor rather than a current figure.
On those ranges, a 1,000 square foot apartment gut renovation in Manhattan runs into the hundreds of thousands of dollars, and the finish level is the biggest variable.
Costs outside the contractor’s price
- Architect and engineer. Most gut renovations need drawings and a DOB filing by a registered architect or professional engineer.
- Board costs. Co-ops and condos often charge for their own architect’s review and hold a damage deposit. Prevu cited building-architect review fees of $1,000 to $3,000 and non-refundable deposits from a few hundred dollars, depending on the building.
- Filing and permit fees. DOB filing fees, plus any Landmarks Preservation Commission review for houses in historic districts.
- Temporary housing and storage. A full gut leaves no working kitchen or bathroom for weeks.
- Change orders. Changes made mid-project cost more than the same decision made at design.
What decides where your gut renovation lands
Size and number of floors
Square footage sets the base. A brownstone adds stairs, floor-by-floor logistics and often a new heating and cooling system.
What demolition reveals
Joists, lintels, party walls and old risers only show their condition once the walls are open. A good contractor prices what is found in writing before fixing it.
Systems
New electrical service, plumbing and HVAC make up a large share of a gut renovation and are not where to economize.
Finish level
Custom millwork, stone and architect-led design are what separate a $300 per square foot project from a $600 one.
Gut renovation or cosmetic renovation?
If the wiring, plumbing or layout no longer work, a gut renovation fixes them once. If they are sound, a cosmetic renovation of finishes, kitchens and bathrooms costs far less. We explain the difference in detail in our gut vs cosmetic renovation guide.
